Market Snapshot · Charter Keck Cramer Research
The Oldest Rule in Property Investing Just Broke.
Sydney, Melbourne and Brisbane are moving through entirely different phases of the property cycle at once — for the first time in a generation.
For the first time in a generation, Sydney, Melbourne and Brisbane are moving through entirely different phases of the property cycle at the same time. The old investment rule of timing the national market to buy at the bottom and sell at the top no longer applies, simply because there is no longer one national cycle to time.
For the latest edition of The Asian Executive, we sat down with Andrew Fyfe of Charter Keck Cramer to understand why. His research desk has been tracking a widening gap between what the market wants to build and what it can structurally deliver, and that gap is where he believes the real opportunity now sits.

Andrew Fyfe calls Melbourne's entry point the most attractive in at least a decade.
A few figures from the conversation illustrate the divergence. Melbourne's median unit price has fallen to $637,170, against $898,623 in Sydney and $885,132 in Brisbane. Andrew describes this as the most attractive entry point Melbourne has offered investors in at least a decade. Brisbane, by contrast, is the growth story with a deadline. Its construction industry already has full order books for the next three to four years, and developers have less than a year to lock in trades before Olympic infrastructure works begin in July 2028. Sydney sits between the two, undergoing the most significant planning reform in a generation, yet still facing the largest structural shortfall of the three cities.
Andrew also unpacks the maturing Build to Rent sector, the impact of the May 2026 Federal Budget on SMSF lending, and why the removal of the Foreign Purchaser Surcharge in New South Wales matters for institutional capital.
